Morning Post 18.5.1778 leases of Joseph Martin deceased for sale, two properties on Clapham Common, and a ground rent of twelve houses in Poland St, Oxford St and Harris's Court. This was probably a square of land on the west corner of Poland St & Oxford St including 34 to 37 Poland St / the will PCC 1765 of Thomas Martin of Clapham left two leasehold houses in Clapham to his cousin Anna Hopkins spinster and after her death (her will PCC 1768) to his nephew Joseph Martin (DNB 1726-1776). His will PCC 1776 of St Margaret's Westminster was too long to read thoroughly but didn't appear to mention the Clapham or Poland St properties. The Poland Street properties appear from the ratebooks to have been bought by Philip Elias Turst, perhaps with a view to extending the Pantheon but by 1798 though Salome Turst still owned the land of the Pantheon these houses belonged to Everitt, Esq
